What buyers ask about 203k loans

Can I do the work myself?

Generally no. The programme expects licensed contractors, and that requirement is where most self-managed projects come unstuck.

Structural repairs, systems, kitchens, bathrooms and accessibility work are common. Purely cosmetic luxury additions usually are not.

Longer than a standard purchase because of the scope, the contractor approval and the inspections. Plan for it in your contract.

No. A 203k is for a home you will live in. For a property you intend to renovate and sell, a fix and flip loan is the right product.

This is why the scope and pricing are agreed up front. Changes mid-project are possible but they slow everything down.
