How assistance actually works
It sits on top of another loan
Assistance is a layer, not a mortgage in itself. Your main loan is still FHA, conventional or similar.
Some of it is a grant
Meaning it is never repaid. This is the version worth chasing hardest.
Some of it is a second loan
Repaid later, or on sale, or forgiven over time depending on the program.
Eligibility is set locally
County, household size and income all affect it, and the rules change from year to year.
There is usually a homebuyer course
Short, often online, and required by most programs. Worth starting early.
It adds time to the file
Roughly a week in most cases. Write the longer timeline into your contract.

Not every lender can run these
The paperwork is heavier and the approval slower, so many simply do not offer them. That is why buyers never hear the option exists.
The rules change every year
Limits and awards are revised regularly. Anything you read on a website last year is probably out of date, including ours.
