Choose Your Path

A VA purchase is usually right if this is you

Conventional Loan Comparison
YOUR SITUATIONWHY THIS LOAN FITSGO TO
You are serving now Active duty eligibility usually arrives sooner than people expect VA entitlement →
You separated and never used it The benefit does not expire. A great many veterans simply never claimed it After separation →
You are moving on orders We build the file around your report date rather than around a lender queue PCS moves →
You are a surviving spouse Eligibility can pass to a spouse, and it is regularly overlooked VA entitlement →
The house costs more than the county limit VA still works above the conforming ceiling VA jumbo →
An agent told you VA offers get rejected Most of what circulates about VA offers is a decade out of date VA myths →

What a VA purchase file needs

OVERLAY 01

A Certificate of Eligibility

We order it for you. It confirms your service qualifies and how much benefit you have.

OVERLAY 02

A credit history the lender can price

VA itself is reasonable here. Individual lenders add their own stricter rules on top.

OVERLAY 03

Income you can evidence

Pay statements, an LES, or civilian documentation if you have already separated.

OVERLAY 04

A home you will live in

VA is for a primary residence, not a rental or a holiday home.

OVERLAY 05

A VA appraisal

A specific type of appraisal with condition standards attached. It is not the same as a conventional one.

OVERLAY 06

A lender that genuinely does VA

Many say they do. Far fewer close them smoothly, and the difference shows under a deadline.

No rates or figures here on purpose. Yours depend on your credit, the county and the program. A licensed loan officer gives you real numbers on the call.

Transparency Matters

What to watch for, and we will not bury it

WATCH 01

There is a funding fee

A one-off charge that most borrowers add to the loan rather than pay in cash. Some veterans are exempt from it entirely, which is worth checking early.

WATCH 02

The appraisal has condition standards

A VA appraisal looks at the property’s condition, not just its value. Homes needing work can fail it, so consider that before you offer.

WATCH 03

Not every lender is VA-fluent

A slow or inexperienced lender is how VA offers earned their bad reputation. That is a lender problem, not a programme problem.

Questions

What service members ask about buying

Do I need a deposit?

The benefit is designed to remove that barrier for eligible service members and veterans. Your loan officer confirms your exact position on the first call.

No. That is the single biggest advantage of a VA loan and it lasts for the life of the loan.

A one-off charge that supports the programme. Most borrowers add it to the loan, and some veterans are exempt altogether.

We order it for you. It is usually quick, and it is the first thing we do.

No. VA is for a home you will live in. For a rental, a DSCR loan is normally the right route.
