What a manufactured home file needs

OVERLAY 01

The home classified as real property

Permanently affixed to land you own is usually what makes mortgage financing possible.

OVERLAY 02

The land

Owning the land it sits on changes the picture entirely. Leased-land homes are much harder.

OVERLAY 03

Age and construction standards

The home must meet the federal construction standard, and its age matters to lenders.

OVERLAY 04

A credit history the lender can price

Standard.

OVERLAY 05

A deposit

Usually more than a comparable site-built home.

OVERLAY 06

A lender that finances these

The whole constraint. Most simply do not.

No rates or figures here on purpose. Yours depend on your credit, the county and the program. A licensed loan officer gives you real numbers on the call.

Transparency Matters

What to watch for, and we will not bury it

WATCH 01

Land ownership usually decides everything

A home on land you own can often be financed as real property. On leased land the options narrow sharply.

WATCH 02

Age and standards matter

Older homes fall outside what most lenders will accept, regardless of condition.

WATCH 03

A decline is usually about the product

Being told no on a manufactured home rarely reflects your file. It reflects a lender that does not offer this at all.

Questions

What buyers ask about manufactured homes

Can I get a mortgage on a manufactured home?

Often yes, particularly when it is permanently affixed to land you own. Far fewer lenders offer it, which is why shopping matters here.

Harder, and the options narrow considerably. It is worth a conversation rather than an assumption.

Yes. Most lenders set limits on age and on the construction standard the home was built to.

Not quite. Modular homes are built to different standards and are generally easier to finance.

Usually because that lender does not finance this property type at all. That is a different thing from your file being weak.
