The land
Owning the land it sits on changes the picture entirely. Leased-land homes are much harder.
Age and construction standards
The home must meet the federal construction standard, and its age matters to lenders.

A home on land you own can often be financed as real property. On leased land the options narrow sharply.

Can I get a mortgage on a manufactured home?
Often yes, particularly when it is permanently affixed to land you own. Far fewer lenders offer it, which is why shopping matters here.
What if the land is leased?
Harder, and the options narrow considerably. It is worth a conversation rather than an assumption.
Does the age of the home matter?
Yes. Most lenders set limits on age and on the construction standard the home was built to.
Is it the same as a modular home?
Not quite. Modular homes are built to different standards and are generally easier to finance.
Why was I declined elsewhere?
Usually because that lender does not finance this property type at all. That is a different thing from your file being weak.
