Entity lending is usually right if this is you
| YOUR SITUATION | WHY THIS LOAN FITS | GO TO |
|---|---|---|
| You already hold property in an LLC | Refinancing inside the entity avoids moving title around | Cash out refinance → |
| You are buying with partners | A shared entity is usually cleaner than joint personal ownership | Portfolio loans → |
| You want the loan off your personal credit | Entity lending often does not report the same way | DSCR loans → |
| Your accountant advised a company structure | We work to the structure rather than asking you to unpick it | Talk to us → |
| You are building a portfolio | Entities make scaling considerably easier once you pass a few doors | Portfolio loans → |

What an entity file needs
The entity documents
Articles, operating agreement and EIN, depending on the state and the lender.
Clarity on who the members are
Lenders look at the people behind the company as well as the company itself.
Usually a personal guarantee
Common on smaller entity loans. Not universal, and worth asking about.
A credit history for the guarantors
The entity has no credit file of its own in most cases.
A property that stands up
On DSCR, that means the rent covers the payment.
A lender that lends to entities
This is the constraint. Most retail lenders simply will not.
No rates or figures here on purpose. Yours depend on your credit, the county and the program. A licensed loan officer gives you real numbers on the call.
What to watch for, and we will not bury it
Most banks will not do this at all
It is not that your file is weak. Lending to a company is outside the product range of most retail lenders.
A personal guarantee is common
Holding in an entity does not always mean walking away from personal liability. Read what you are signing.
Moving an existing property into an LLC has consequences
Transferring title on a financed property can breach the loan terms. Speak to us and your attorney before you move anything.

What investors ask about LLC lending
Can I get a mortgage in my LLC’s name?
Yes, through investor lenders. Most conventional and retail lenders will not lend to a company at all.
Will I still need a personal guarantee?
Often, particularly on smaller loans. It varies by lender and is worth confirming before you proceed.
Can I move a property I already own into an LLC?
Sometimes, but transferring title on a financed property can breach your existing loan. Check with us and your attorney first.
Does it keep the loan off my credit file?
Frequently, though not always. If that is a goal, say so at the start so the file is placed accordingly.
Is it more expensive?
Usually somewhat, because the lender pool is smaller. Against the structural benefits, many investors consider it worthwhile.
