Cleared, contracted, and apparently unmortgageable.
Mortgages for government contractors across Northern Virginia, Washington DC, Maryland, North Carolina and Florida, from our office in Fulton, Maryland.
This region runs on contract work. Lenders outside it often have no idea how to read a contractor’s income, and decline files that are perfectly sound.
Applications go out without your personal information attached. You decide who sees it in full.

Contractor income breaks a bank in these ways
| YOUR SITUATION | WHY THIS LOAN FITS | GO TO |
|---|---|---|
| You are paid on 1099 | Regular deposits from one or two primes read well once someone knows how | Bank statement loans → |
| Your W-2 has a contract end date | Underwriters see an expiring job. In this market it is a renewal cycle | Self-employed → |
| You just moved from GS to contracting | A pay rise that looks like instability on paper | Self-employed → |
| A chunk of your pay is per diem | Treated inconsistently by lenders, and often ignored entirely | All non-QM → |
| You are between contracts right now | Timing matters enormously here. Talk to us before the gap, not during it | Talk to us → |
| Your work is cleared and you cannot discuss it | Not a problem. Lenders need the shape of the income, not the detail of the work | Talk to us → |

What a contractor file needs
Your contract or offer letter
Including the term and any option years, which is the part that reassures an underwriter.
A record of continuity
Rolling contracts with the same prime, or a steady history across several, both work.
Pay documentation
W-2, 1099 or deposits, depending on how you are engaged.
Clarity on per diem
What proportion of your pay it is, and whether it is taxable. This changes how it is counted.
A credit history the lender can price
Standard requirement across every route here.
A lender that understands the sector
The difference between a decline and an approval is often just familiarity.
No rates or figures here on purpose. Yours depend on your credit, the county and the program. A licensed loan officer gives you real numbers on the call.
What to watch for, and we will not bury it
Contract end dates frighten the wrong lenders
A December end date on a renewing contract is normal here. To an out-of-region underwriter it looks like unemployment with a date on it.
Per diem is counted inconsistently
Some lenders count it, some discount it, some ignore it entirely. On a heavily per-diem package that decides the whole file.
Gaps between contracts need framing
A short gap is routine in this industry. It needs to be explained rather than discovered.

What contractors ask first
My contract ends next year. Can I still buy?
Almost certainly. Contract end dates are normal in this region. The file needs to show continuity, not permanence.
Does per diem count as income?
It depends on the lender. Some count it, some discount it, some ignore it. On a heavily per-diem package, that choice decides everything.
I just left a GS role for contracting. Is that a problem?
It should not be, though it often is with the wrong lender. The pay usually went up and the file just needs framing properly.
I am between contracts. Should I wait?
Talk to us first. Timing around a gap matters, and there is often more flexibility than people assume.
My work is classified. What do I disclose?
Nothing about the work itself. Lenders need the shape and continuity of your income, not the detail of what you do.
