A 203k is usually right if this is you
| YOUR SITUATION | WHY THIS LOAN FITS | |
|---|---|---|
| The house you want needs work first | The loan funds the purchase and the renovation together, rather than in two stages | FHA loans |
| You cannot get a normal loan on it | Lenders will not finance a home that is not habitable. This one is built for that | All purchase loans |
| You have no cash left after the deposit | Paying for the work separately is what stops most people | Down payment help |
| You are buying older housing stock | Common across Baltimore, Prince George's County and inner Northern Virginia | Where we lend |
| You are buying to hold, not to flip | A 203k is for a home you will live in. Flippers need a different product | Fix and flip |

What a 203k file needs
An FHA-eligible buyer
It is an FHA loan underneath, so the same credit and income principles apply.
A property that will be your home
This is not an investor product. You have to live in it.
A scope of work
A clear plan for what is being done, priced properly, before the loan closes.
A licensed contractor
Chosen and approved before work begins. This is where most 203k files slow down.
Patience
More moving parts than a standard purchase, and more people to coordinate.
A lender that does these regularly
Many will say they offer it. Far fewer close them smoothly.
No rates or figures here on purpose. Yours depend on your credit, the county and the program. A licensed loan officer gives you real numbers on the call.
What to watch for, and we will not bury it
The contractor is the bottleneck
Files stall on contractor paperwork more than on anything else. Line yours up early.
It takes longer than a normal purchase
Build the extra time into your contract rather than negotiating it later.
Not every renovation qualifies
There are limits on what the work can cover. We will tell you at the start whether your project fits.

What buyers ask about 203k loans
Can I do the work myself?
Generally no. The programme expects licensed contractors, and that requirement is where most self-managed projects come unstuck.
What kind of work is covered?
Structural repairs, systems, kitchens, bathrooms and accessibility work are common. Purely cosmetic luxury additions usually are not.
How long does it take to close?
Longer than a standard purchase because of the scope, the contractor approval and the inspections. Plan for it in your contract.
Can I use it on an investment property?
No. A 203k is for a home you will live in. For a property you intend to renovate and sell, a fix and flip loan is the right product.
What if the work costs more than planned?
This is why the scope and pricing are agreed up front. Changes mid-project are possible but they slow everything down.
