What a USDA file needs

This is the first check, not the last. We run it before you get attached to a house.
Household income inside the cap
USDA is aimed at moderate incomes, and the cap varies by county and household size.
A credit history the lender can read
The requirements are reasonable, though individual lenders add their own on top.
A home you will live in
USDA is for a primary residence. It cannot be used for a rental or a second home.
A property in sound condition
The home has to meet condition standards, so fixer-uppers are usually the wrong fit.
